What the 4-Phase Roof Inspection covers

The diagnosis is systematic rather than a quick walk across the roof. Its four phases are the interior, the attic, the rooftop and the surroundings, and the checks in each adapt to the roof type.

Phase 1: Interior

Top-floor ceilings and walls, especially below valleys, skylights and chimneys, are checked for stains, bubbling paint and soft drywall. The interior shows where water has already reached, which is where tracing the cause begins.

Phase 2: Attic

Where accessible: stains on the underside of the deck, damp insulation, light showing through where it should not, and ventilation problems that trap heat and moisture under the roof. Bath and kitchen fans that vent into the attic instead of outdoors can leave moisture stains that look a lot like a roof leak.

Phase 3: Rooftop

Cracked, slipped or missing tile; lifted, creased or worn shingles; blisters, open seams and ponding on flat sections over patios, garages and additions. Then the joints: valleys, chimneys, skylights, vent pipes, wall-to-roof transitions and any solar or satellite mounts. Many leaks begin there, because those details rely on metal, sealant and careful lapping rather than the roofing material itself.

Coastal homes: salt and metal

In Huntington Beach, Newport Beach, Laguna Beach and San Clemente, salt air corrodes flashing, nails and vent caps faster than inland, so metal components get extra attention on coastal roofs.

Foothill homes: wind and embers

On brush-adjacent lots, the inspection also notes gaps at eaves and vents where embers could enter, and tiles loosened by wind.

Phase 4: Surroundings

Gutters, downspouts, scuppers and drains, plus the trees and slopes around the house. Overhanging branches scrape tile and fill valleys, and downspouts that empty onto a lower roof can wear a channel in the surface below over time.
