Repair vs. Full Re-Flashing
Sealant reapplication
If the metal flashing is intact, properly lapped, and correctly sized — and only the sealant has failed — cleaning the joint and applying new elastomeric roofing caulk is sufficient. This is a maintenance repair, not a full re-flash.
Full re-flashing
Required when: the metal is corroded or too thin to seal reliably; the step flashing was incorrectly installed originally (caulk-only without step flashing is a common builder shortcut); the counter-flashing is pulling out of the chimney mortar; or the saddle/cricket at the back of the chimney is missing or failed. Full re-flashing requires removing tiles or shingles around the chimney perimeter, installing new step flashing under the roofing material, and embedding new counter-flashing into the chimney mortar.
